{ OUR ADVICE } Building inspections. Any offer to buy a property should be subject to the Purchaser receiving a satisfactory building inspection. Often we hear buyers say, 'the property looks fine to me', only for defects to become known after settlement. Let's face it, most of us have the rose coloured classes firmly on when looking for our dream home. Our real estate industry is founded on the principle of Caveat Emptor - which means the buyer alone is responsible for checking the quality and suitability of goods before a purchase is made We can recommend a number of licenced, experienced and reputable building inspectors who will thoroughly inspect the property, ensuring the structure complies with building codes, is in reasonable repair, and alert you to any maintenance or repairs which may be required in the near future. It's a small price to pay before you invest in your greatest asset.

{ FAR BACK FRIDAY } The opening of the dedicated rail bridge at Murray Bridge in November 1925. This image is particularly special to me as it was taken by my then 14-year-old great grandmother Coral Williams (later Owen). Coral and her husband Wilf would later establish the Daily Deli on Mannum Road, and were much loved. I learned this week that Wilf's parents were sponsored to emigrate to Australia from Wales by one of my client's grandparents (the Parish family). This town has a rich history of hard work, community and entrepreneurship, and I'm proud to be a fourth generation Murray Bridge business operator. Images, and stories, like this remind me how connected we all are by the history of our beautiful region 🧡 Mel Wilson.

{ OUR ADVICE } The importance of reading the contract. So you've put an offer in to buy a property, the agent has drawn up a contract and you sign off ... never to look at the document again. Settlement approaches and suddenly you realise, perhaps: - the settlement date is different to what you expected; - there are exclusions from the property (ie. The dishwasher); - you thought you could have a building inspection but it's not in the contract The contract should reflect ALL terms of your agreement, and in the case where a detail is omitted or included, it is crucial to correct BEFORE everyone signs off. Part of our service includes reviewing the contract, before you sign, and discussing your expectations so they can be reflected accordingly. If you're about to sign a contract, contact our team to look over it for you. Our conveyancing fee is collected at settlement, so there is no up-front cost for your peace of mind 🙌
