It’s one of the most common questions we get asked when someone is buying or selling a property in South Australia…

“Who organises the water account?”

In South Australia, we generally think of our utilities as water, electricity (and in some areas, mains gas), telephone and internet.

But there is one big difference … while your electricity account and telecommunications are a charge on you as a person, your water account is actually a charge against the land. The same is true of your council rates.

The simple rule of thumb? If it’s something you’d need to arrange as a rental tenant, it’s something you’ll still need to sort out yourself. The rest, we take care of.

Conveyancers will ensure all charges against the land are paid in full and the name on the account will change to reflect the new owner of the land.

As soon as a property transfer settles, we notify SA Water, the local Council and Revenue SA (who levies the Emergency Services Levy and, where applicable, Land Tax). If the property is part of a strata or community scheme then we will also notify the body corporate manager. Where we act for the vendor of the property, we’re also responsible for making full payment on your behalf of all outstanding accounts.

However, you WILL have to arrange your own power, telephone and/or internet account. (It’s important to note than any outstanding payments on these accounts will NOT fall on to the new owner – those debts stay firmly with the previous owner).
